英文版租房合同

LEASEAGREEMENT

THISAGREEMENTOFLEASEismadeonthis16thdayofDecember2003byandBETWEEN:-

Mrs.GhazalaWaheedw/oAbdulWaheed,Adult,R/oHouseNo.***-*,DHA,LahoreCantt,(hereinaftertoastheLESSORoftheONEPART).

And

Mr.****,R/oChina,refereedtoastheLESSEEoftheOTHERPART.(Expression“LESSOR”

and“LESSEE”whereverthecontextsopermitshallalwaysmeanandincludetheirrespectiveheirs,successorslegalrepresentativeandassignees).

WHEREAStheLESSORisthelawfulownerandinlawfulpossessionofHouseNo,***-*,DHA,

LahoreCantt,consistingof4Bedroomswithbath,D/D,TV;Lounge,Kitchen,Store,Servant,Quartertogetherwithfixturesandfitting(hereinaftercollectivelycalledtheDEMISEDPREMISES).

ANDWHEREAStheLESSORhasagreedtheleaseandtheLESSEEhasagreedtotakeonleasetheDEMISEDPREMISESonthetermsandconditionasgivenbelow:-

1.ThisagreementinonlyvalidifLESSEEisrenewedandextendedfortheleaseperiod.

2.TheLESSORletsLESSEEtakestheDEMISSEDPREMISESforaperiodof12months

Commencingfrom15thJanuary2004.TheLeaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod

3.TherentoftheDEMISEDPREMISESshallbeUSD3,300/-(USdollarsThreeThousandandThreehundredOnly)permonth

4.TheLESSORherebyacknowledgesreceiptofthesumofUSD.19,800/-(USdollarsNineteenThousandandeightHundredOnly)permonth.

5.ItisherebyagreedbetweenthepartiesthattheLESSEEshallpaytheaforesaidmonthlyrent

USD.3,300/-(USdollarsThreeThousandandThreehundredOnly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thJuly2004.

6.ThattheLESSORherebyacknowledgesreceiptofthesumofRs.60,000/-(RupeesSixtyThousandOnly)fromtheLESSEEasFIXEDEDPOSITSECURITYwhichshallberefundedtotheLESSEEongivingbackthevacantpossessionoftheDEMISEDPREMISESafterdeductionofdamages/shortagesoutstandingbillsforElectricity,Water,GasandTelephonechargesetc,againsttheDEMISEDPREMISES.

THELESSEEHERBYCONVENANTSWITHLESSORASFOLLOWING:

1.TopaytotheLESSORtherentherebyreservedinthemannerbeforementioned.

2.ThattheLESSEEshallnotatanytimeduringtheterms,withouttheconsentinwritingoftheLESSOR,pulldown,damagesormakeanystructurealterationstotheDEMISEDPREMESESprovidedalways,theLESSEEshallhavegowriteinstallanyfixturesandfittingsexcludingair-conditionersintheDEMISEDPREMESES,todetachandrepossessthesamesubjecttotherestorationoftheDEMISEDPREMESEStotheiroriginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.

3.TousetheDEMISESPREMISESforresidentialpurposeandwouldnotbeusedforacommercialpurposetheDEMISESPREMISEwouldnotbeusedoccupiedbyMr.****

Andfamily.

4.Nottosubletthewholeoranypartofthepremises.

5.TopayregularlythebillsforElectricity,Gas,WaterandTelephonechargesinrespectoftheDEMISEDPREMISES.AcopyofallthepaidutilitybillbeforwardedtotheLESSOReverythreemonthregularly.Incaseofdisconnectionofanyfacilityduetonon-payment,LESSEEwillberesponsibletogetthemrestoredandpaythesame.AllduesmustbeclearedbeforetheexpiryoftheLEASE.

6.TheLESSEEshallkeepandmaintainthesaidpremisesingoodandtenantableconditionsduringthetenureofthelease.

THELESSORHEREBYCONVENANTSWITHTHELESSEEASFOLLOWING:-

1.Topayallexistingandfuturerate,taxesassessmentsandotherchargesofapublicnaturewhetherimposebytheMunicipality,GovernmentoranyotherauthorityinrespectofDEMISEDPREMISES.

2.NottoerectorsetupabuildingorstructureontheDEMISESPREMISESnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittenconsentoftheLESSEE.

ITISHEREBYDECLEARANDMUTURALLYAGREEDBETWEENTHELESSORANDLESSEEANSFOLLWING:=

1.TheLESSEEandtheLESSORshallhavetherightandoptiontoterminatethisLeaseatanytimeonlyaftertheexpiryoftheleaseperiodi.e.,24months,providedtheygiveONE(1)monthnoticeinadvancetoeitheroftheparties.

2.Themeterreadingofvariousutilitiesareasgivenbelow:-

3.ThattheLESSEEhasalsoagreedwiththeLESSORforamandatoryincreaseinrentby10%perannum,therentwouldbeenhancedtoRs.36,300/-(RupeesThirtySixThousandandThreeHundredOnly),shouldtheLESSORandIESSEEmutuallytorenewtheLease.Itcanbenegotiatedbetweentheparties.
